Two kinds of number, and two pricing bases

Every price a booking site would actually quote me is for Jul 31 to Aug 3, three nights. I need eight. So every eight night figure on this page is my own arithmetic, not a quote. Both kinds are labelled in every row.

The two bases matter more than the two kinds. Airbnb quotes one all-in total that already contains its fees and taxes, so I cannot split a before-tax figure back out of it. Hotels quote a before-tax room rate, so I add the tax myself. The table prints both bases in separate columns, and the all-in column is the one that compares.

Recommendation

Liberty Village apartment, with the Sheraton Gateway as the alternate

The trade on Liberty Village is parking. It has none, confirmed against all 48 listed amenities. Downtown location, transit, one adult, no need to drive daily. If that changes, I move to the alternate.

I swapped the alternate. Aloft Vaughan Mills held this slot and it still has no price, so it cannot carry an ask. The Sheraton Gateway comes second on the all-in basis, it has self-parking on its listing, and it has a number I can defend.

Link check, run 31 July 2026. Both Airbnb listings answered HTTP 200. All three Expedia links answered HTTP 429, which is Expedia rate limiting an automated request rather than a dead page, so all three are marked unverified and should be opened in a browser.

Availability

The Jul 31 to Aug 8 window is tight. Inventory that clears my bar is limited, and the cheaper stock splits two ways: no parking, or far enough out that travel time eats the day. Prices move with availability, so the longer this sits the worse the same list looks.

What I ruled out

  • Cozy Scarborough Retreat. 4BR for one person, and it sits further from both downtown and the airport. It costs $608 more than the top pick on the all-in basis, for a longer commute.
  • Bright 1 Bedroom Unit. Most expensive Airbnb of the three at $1,758 for 3 nights, $1,293 above the top pick across 8, and no link captured to verify it. Parking is not worth that premium.
  • The Drake Hotel. Good hotel, 9.0 with 706 reviews, but a boutique rate at $492/night and 15.6 km out. Once Toronto's accommodation tax and HST land on it, it becomes the most expensive option on the page at about $4,730. Wrong optics and wrong math.
  • Aloft Vaughan Mills, demoted. It held the alternate slot and it still carries no price, because Expedia rate-limited every automated check. I will not put an unpriced room in front of an investor, so the Sheraton took the slot. Aloft stays on the list for one reason: free self-parking plus confirmed on-site laundry. Pull its rate before treating it as live.

Estimated: every 8-night figure. The earlier version of this page compared Airbnb all-in totals against hotel before-tax rates, which flattered the hotels by roughly the whole tax bill. Both bases now appear in their own column.

Airbnb rows, all-in only. Each quoted total already contains Airbnb's cleaning fee, service fee and tax, and the booking page does not itemise them. Reverse-engineering a before-tax figure would mean inventing a fee split, so those cells read "not separable" instead.

  • Liberty Village: $1,273 ÷ 3 = $424.33/night all-in. × 8 = $3,394.67, shown as ≈ $3,395.
  • Scarborough: $1,501 ÷ 3 = $500.33/night all-in. × 8 = $4,002.67, shown as ≈ $4,003.
  • Bright 1BR: $1,758 ÷ 3 = $586/night all-in. × 8 = $4,688.
  • Sheraton, base: $406/night before tax × 8 = $3,248.
  • Sheraton, all-in: $3,248 + 6% Mississauga accommodation tax ($194.88) = $3,442.88. + 13% HST ($447.57) = $3,890.45, shown as ≈ $3,890.
  • Drake, base: $492/night before tax × 8 = $3,936.
  • Drake, all-in: Toronto's tax changes mid-stay. Jul 31 at 8.5% = $41.82. Aug 1 to Aug 7, seven nights at 6% = $206.64. Tax subtotal $248.46, so $4,184.46. + 13% HST ($543.98) = $4,728.44, shown as ≈ $4,730.
  • Aloft: no rate captured, so no estimate on either basis.

The tax rates, and where they come from. Ontario HST is 13%. Toronto's Municipal Accommodation Tax sits at 8.5% under a temporary increase that runs to 31 July 2026 and then returns to 6%, confirmed on toronto.ca, so this stay straddles the change and the Drake calculation splits it. Mississauga charges 6% and Vaughan charges 4%, both confirmed on their own city sites. HST applies on top of the accommodation tax, not beside it, which the arithmetic above follows. The Sheraton sits at Terminal 3 in Mississauga rather than in Toronto, so it pays Mississauga's rate. Aloft sits in Vaughan, so Toronto's rate would not apply to it either.

Airbnb weekly discounts and hotel length-of-stay rates often apply on an 8-night booking, so the real total may come in under these estimates. I have not assumed any specific discount. Airbnb collects Toronto's accommodation tax inside the quoted total already, so the Airbnb figures need no tax added.

The decision

One number, one end date

Approve about $3,400 all-in to cover 8 nights in the Toronto and Mississauga area, checking out Aug 8. Primary is the Liberty Village apartment at an estimated $3,395 all-in, the cheapest of the five priced options once every row sits on the same basis. If it is gone when I book, the alternate is the Sheraton Gateway at about $3,890 all-in, which needs another $500.
